THE CHANGING FACE OF JAMAICA – NEW DEVELOPMENTS IN THE PIPELINE

Unless the economy tanks again like it did in 2008, Jamaica will be looking a lot different, especially if all these developments (some finished, others beginning and more in the pipeline) are finished. Rents & property values have already increased since I first moved here at the end of 2010.

Most folks are aware of the big development THE CROSSING at Sutphin Blvd & Archer, which they are already tearing down the old Duane Reade there and much of the crap along Archer Avenue (blocks of crap). Work has begun on both the former Immaculate Mary Hospital (very nice market rate apartments) and the apartment behind it on 88th Ave. Some other smaller developments are going up near Rufus King Park around the corner from the old hospital.

Hillside Avenue (one big huge mess and one of the worst stretches in all of Queens) is seeing some businesses closing and many spaces either for rent or sale. Some projects are slated on Hillside and sources tell me that eventually a good bit of Hillside (which is mostly crap), will be coming down and new developments will pop up. My real estate agent, who has an office on Hillside Avenue, told me about 3 years ago, that in about 7 years, Hillside Avenue will look completely different.

Now here are some new developments that have begun and over by my next of the woods right on 171st St between Jamaica & Hillside Ave. Many of these development are being designed by the well know architects, Angelo Ng & Anthony Ng (like the combo Italian/Asian name). I know since I moved here, my area has seen big improvement, better quality of people (many are homeowners) and not all, but much of the riff-raff gone since 2010.

And less face it, when some of these big developer, who are spending huge amount of money, plan to put something in, you know one of stipulations are “these shit here on Archer MUST COME DONE. Plus people who will be paying higher rents or buying condos here, don’t want to see all this crap, homeless & drunks in Rufus King Park (I mean did you think they spent $2 million dollars on renovations for the park for riff-raff, homeless and drunks/druggies).

And you know once THE CROSSING is completed, the other riff-raff, the crooked, corrupt and useless politicians & so-called leaders like Meeks, Comrie, Wills, etc will be standing for a photo-op, giving themselves pats on the back, like they had anything to do with any of this. But by then, we will see a few more go to jail, caught on corruption charges, out of office or in some cased worm food.

90-31 171 - 7 Story 12 units apartment. When I spoke to the developer, these will be actually condos, a rarity in Jamaica.

This is going up (work has begun) at 171 & Hillside, which was a garbage strewn vacant lot for years.

7 STORY MIXED USE BUILDING. Sources say on 150 St,but I know one is also to go up at 172 & Hillside.
